Value added
This commercial office space is spread over the ground and lower ground floors of a large unit. Originally a single unit with multiple staircases, entrance points and meandering corridors, this unit was a series of fragmented workspaces. Paired with its tired fit out, it proved difficult to rent and lay vacant for years. Our proposals divide the space into three units, upgrade all mechanical services, lighting, tea-points, and WCs, created 3 smaller more desirable workspaces which were all pre-let. Collaborating with a fire engineer, significant improvements were also made to the overall fire safety of the spaces.
Sustainability
The project includes the design of new kitchens and toilet cores, new services and new LED lighting on a dimming system that responds to daylight levels to minimise energy use throughout the day. The design response, which will draw inspiration from the existing building, will completely reposition the building in the market to improve lettability.
